I just wanted to share my experience with roof coating because it honestly saved my house (and my wallet) this year. I’ve got a 20-year-old flat roof on my home in Jersey City, and every spring we were getting leaks in the same spots—around the AC unit, the old skylight, and a couple of seams that never sealed right. Last winter was brutal with all the ice dams, and by March I had water stains on two ceilings and a pretty bad mold smell in the attic. They told me this coating should add another 10–15 years to my roof and it comes with a 10-year warranty. Total cost was under $4,800. That’s less than 30 % of a new roof!
If anyone in NJ has an older flat roof or even a metal roof that’s starting to rust or leak around the seams, I really recommend looking into coating first. It’s way less mess than a tear-off and you get that bright white roof that helps with energy bills too.
